REVIEW YOUR LANDLORD POLICY FOR COVERAGES AND DISCOUNTS

**As a landlord, you should require your tenants maintain a renters insurance policy as a condition of their lease. Provide them with the name and address for you or your property management company to use as the Additional Interested Party. This way the insurance company will notify you as to any changes or lapses in coverage, which affects your interests.**

DWELLING LIMIT

We want to make sure that the cost to rebuild your home is correctly estimated. Note that this amount reflects the cost of materials and labor for the structure. It excludes the land value and general desirability of the area. Our estimator tool is updated periodically with cost data that reflect building costs at a specified date. Review the factors that went into determining your estimated dwelling replacement cost and let us know if it we need to make changes. For example, do we have the correct: 

  • number of garages for each type (built-in garage has living space above, attached garage has no living space above, and detached garage is in a separate building), 
  • number of bathrooms, 
  • quality of each bathroom and kitchen, 
  • roof style (common styles are Hip or Gable), roof material, or roof age,
  • interior wall height,
  • exterior wall types?

FAIR RENTAL INCOME

In the event that you suffer a covered loss to the dwelling that results in loss of rental income, your policy likely states that you may receive up to 10% of the Dwelling Limit described above.

LIABILITY PROTECTION & GUEST MEDICAL

The default amounts of $100,000 and $1,000 might be inadequate. Consider increasing your landlord liability protection to at least $300,000 for an extra $2 per month. If someone gets injured on your property, the maximum guest medical coverage of $5,000 provides better protection for you at less than $1 per month.
