REVIEW YOUR CONDO POLICY FOR COVERAGES AND DISCOUNTS

Know what your Condo Association Master Policy covers and get insurance to cover the gaps.

COVERAGES

Check the adequacy of each of the following coverages and let us know if you'd like to make changes:

  • Building property: Calculate the cost of items affixed to the building that you are responsible for. This includes, for example, the walls, cabinets, flooring, appliances, fixtures. Also include the deductible in the Master Policy for the condo association.
  • Personal property: What will it cost to replace the loose items in your unit? For example, your clothing, electronics, cookware, furniture. In other words, what is your stuff worth?
  • Additional living expense: If your condo is uninhabitable or being fixed due to a loss covered by insurance and you cannot live in it (or rent it out if you are a landlord), how much would you need to get reimbursed to rent out another place/hotel/AirBnB/short-term rental (or reimbursed in loss of rent)? 
  • Loss Assessments: The condo association might impose an assessment on your unit for a covered event, including its deductible.
  • Family Liability and Guest Medical: Increase these amounts, especially if you have personal funds at risk in a liability suit, or if activity in your unit results in a loss to other condo. An increase from $100,000 to $300,000 can cost about $2/month. Also if someone gets hurt on your property, $1,000 is barely sufficient. We recommend the max of $5,000 for guest medical at less than $1/month.
